Building permit issued for the redevelopment of commercial buildings located at Rämistrasse 3/Torgasse 4, Zurich
Following an intensive planning process, the building permit to redevelop the property on Rämistrasse came through at the end of July.
The property situated at Rämistrasse 3/Torgasse 4 in Zurich was acquired for moyreal immobilien ag’s portfolio in February 2019. The two commercial buildings form part of the “Denzlerhäuser” complex, which was constructed between 1910 and 1912, and are situated in a prime location within Zurich’s art gallery district off Bellevueplatz. A complete refurbishment and roof extension will be carried out to modernize these prestigious commercial buildings and fit them out with the latest building technology.
The commercial building at Rämistrasse 3 will now become a three-storey retail space measuring around 320 m2, five office units each measuring 165 m2 to 185 m2, and an exclusive 3.5 room maisonette roof-top apartment measuring around 136 m2 complete with a spacious terrace. The Torgasse 4 commercial building will house retail space of around 120 m2 and flexibly divisible office units of roughly 110 m2 on its three upper floors.
The repositioning of the property was planned in close cooperation with the listed building conservation department. Following an intensive planning process, Zurich City Council issued the building permit for the redevelopment project at the end of July.
The refurbishment, which is scheduled to start in October 2023, is now expected to take approximately 16 months. The commercial space on the ground floor is to be handed over to the tenants starting in November 2024, with the office space and roof-top apartment following as of January 2025.
