Sennhof, Zollikerberg

In 2019, UTOREM successfully acquired a plot of land located in the hard of the village of Sennhof in Zollikerberg on behalf of a client, on which a former residential building, a barn and two smaller outhouses are situated. Given the dilapidated condition of the building and its obsolente use, UTOREM was tasked with developping a new building project.

Surrounded by woods and meadows, Sennhof still has a very rural feel despite its proximity to the city. The “Sennhof” bus stop is located directly across from the property is served by bus line 917, which connects to the suburban railway (S-Bahn) station in Zollikerberg, around 1.3 km away, every 30 minutes. From there, a number of different connections will take passengers to the railway stations Stadelhofen and Bellevue in Zurich within 10 minutes. The nearest shopping facilities can be found in Zollikerberg and Zumikon. Several international and public schools and numerous sports facilities are located in the area (tennis courts, ice rink, swimming pool, golf course, etc.).

Stricter building law requirements in the centre of the village and high standards for a qualitative approach to the overall appearance of the locality have been developed within the scope of an in-depth feasibility study and in close cooperation with the public authorities. The architectural firm Züst Gübeli Gambetti Architektur und Städtebau AG were subsequently appointed to undertake the planning of the 15 rental units. The development project will comprise three blocks of nine terraced single-family houses complete with gardens, plus four maisonette apartments and two single-level apartments suitable for the elderly featuring attractive terraces and balconies. The idea is that Sennhof will become a home for families and senior citizens who appreciate being close to nature. The building permit was issued in March 2023.

The project is currently at the approval stage. The developer intends to start the implementation of the project in 2025.
