Built in 1960, this commercial property is located about 850 metres northwest of the centre of St. Gallen, and has been part of a family office’s portfolio since 2008.
UTOREM was entrusted by the owner to complete the refurbishment and repositioning of the property, which was completed in 2019. The objective was to transform the property from single-tenant to multi-tenant occupancy, and to undertake the necessary refurbishment at the same time.
Following reconstruction, the building now comprises 4 retail units, 4 commercial units, 5 offices, 9 storage units, 1 open area, 1 filling station with car wash in front of the building, and several outdoor parking spaces. The attractive premises were successfully rented out to various businesses. For instance, Boulderlounge, one of the best climbing facilities in the region, CrossFit St. Gallen, which offers comprehensive strength and fitness training, as well as Tesla, the electric car manufacturer, which is represented here with a showroom and service centre. In addition, the commercial property includes a car rental agency and a filling station with its own shop.
A roof renovation was completed together with the first stage of a PV system in 2023. The second stage of the roof renovation will be completed in 2024. The total system size of the first and second stages will be 249 kWp.
