Rounding off in Leutschenbachquartier, Zurich
UTOREM was able to acquire an office property at Schärenmoosstrasse 99 in Zurich’s Leutschenbach district for a client in February 2023.
The property serves as the Swiss headquarters of the pharmaceutical company Pfizer, which initially leases the premises back in their entirety. The office building was constructed in 2003 by the architectural firm Bétrix & Consolascio Architekten AG. The building is characterised by its sculptural effect and is considered a good example of corporate architecture. The office spaces inside are column-free and thus offer a high degree of flexibility for the implementation of modern office concepts. The property is heated sustainably by district heating.
Together with the office building, two adjacent plots of land that have not been built over were acquired. The plots are located in the Z6 centre zone, which allows residential use in addition to service areas. As our client is already the owner of the neighbouring property, this acquisition ensured a unique consolidation with synergy potential.
